We liaise with the selling agent, the builder or the strata manager so the right keys and areas are open.
Roof, roof void, subfloor where there is one, every room and the yard. Moisture readings wherever a wet area meets a wall.

Ibrahim arrived on time and was very professional. He found a lot of items that we would not have found ourselves. His expertise is well worth the cost of the practical inspection and will save us money in the long run (since we'll be able to get the developer to fix the defects before settlement instead of us finding out later when things break). Thanks Ibrahim!
Ibrahim was thorough with his inspection and was helpful in explaining his findings. Many thanks for preparing the report.
Awesome job by Ibrahim in inspecting the property. Highly recommended!
Great thorough reports evertime

We give a fixed quote before anything is booked, and the instant quote online takes a minute. What moves it is the kind of job: a single storey resale house, a two storey home with a large roof, a townhouse or an apartment, or a stage on a new build. Adding the timber pest component also changes it.
Usually within a few days, and often sooner when a cooling off period is running. Tell us the date the contract becomes binding and we plan around it.
Normally the day after the inspection, as a PDF with photographs, locations and a plain explanation of each item.
On resale homes, moisture around wet areas, cracking in brickwork and render, and ground that falls back toward the house. On new homes and townhouses at handover, missing roof penetration flashings, rainheads without overflows and sealant left off flashings and joints.
In most cases yes. Castle Hill has a lot of established gardens, timber fences, retaining walls and decks, and the Sydney region carries subterranean termites. A combined building and pest inspection covers both in one visit.
Slab before the pour, frame before plaster, and the handover inspection as the minimum. Lock-up is worth adding where there is a box gutter, a parapet or a complex roof, and waterproofing before tiling on any home with several bathrooms.
Yes. For a new apartment or townhouse we inspect the lot against the contract and finishes schedule before settlement. Common property belongs to the owners corporation and is outside a lot inspection unless arranged separately.
The principal certifier carries out the critical stage inspections the law requires, which is a compliance role. We work for you, check workmanship against the Guide to Standards and Tolerances 2017 and your contract, and report everything we see.

Under the Home Building Act 1989 the statutory warranties run for six years for major defects and two years for other defects from completion. A handover report gives you a dated record if something needs to be raised within that time.
Anything concealed or not readily accessible, electrical and gas systems, plumbing pressure, appliances, pools, asbestos and mould testing. Those need licensed specialists, and the report names where one is warranted.
